An unserviced aircond loses cooling power and pushes up the bill. Here is the right service interval and what the technician actually does.
How often to service
The interval depends entirely on how heavily the unit runs and what surrounds it. Homes near a busy road or a construction site collect dust far faster.
- Normal household use — every three to six months
- Homes with pets or beside a dusty road — every three months
- Offices and shops running all day — every two to three months
- Guest rooms used rarely — once a year is enough
Signs your unit needs attention
Most units warn you well before performance collapses. Watch for the following.
- The room takes noticeably longer to cool than it used to
- A damp or musty smell when the unit starts
- Water dripping from the indoor unit
- Rattling or grinding noises that were not there before
- A rising electricity bill with no change in how you use it
A clogged filter forces the compressor to work harder for the same result, so a rising bill is often the earliest signal of all.
What a chemical wash covers
A full chemical wash goes considerably further than rinsing the filter, which you can do yourself between service visits.
- Removing the indoor unit cover and filters
- Spraying chemical solution onto the cooling coils to dissolve built-up grime
- Flushing and clearing the drain tray and drainage pipe
- Cleaning the outdoor unit coils and fan
- Checking refrigerant pressure and electrical connections
- Testing output temperature before and after the work

Maintenance you can do yourself
Between technician visits, cleaning the filter every couple of weeks makes far more difference than most people expect.
Slide the filter out, rinse it under a tap, let it dry completely, then refit it. Never refit a filter while it is still damp, as that encourages mould growth.
